South Lake Aquatics Club
Brookline was engaged to provide early-stage development management and due diligence services for South Lake Aquatics Club, a private swim club evaluating its path to a permanent home. The project focused on identifying the most viable and strategic route forward, balancing the club's need for a near-term opening with its long-term ownership goals.
The team evaluated two parallel paths: a temporary facility to support a fall opening, and a long-term holding option for club-owned property and operations. Each path was assessed based on site availability, construction feasibility, and financial viability.
Brookline coordinated with real estate groups and leasing agents to identify and evaluate potential sites, while also engaging local health philanthropies, including Orlando Health and AdventHealth, to explore potential partnerships. The team developed construction and cost estimates across multiple build scenarios and prepared a business plan that was presented to three lending institutions to assess financing options, resulting in a validated, data-driven path to ownership for the club.
